$105 Million Before the First Tower
The Grain Belt Express headlines went to the $1.7 billion in construction contracts. The quieter number is the one that should interest anyone who runs land: more than $105 million in executed easement agreements before major construction begins -- about $19 million already paid to landowners, and another $86 million that falls due when the towers start going in. That second tranche is not a payment. It is a promise, spread across hundreds of tracts and several years -- and promises at that scale are only as good as the ledger that remembers them.
The Easement Outlives Everyone Who Signed It
A right-of-way project runs eighteen months. The easements it produces encumber that land for the working life of the line -- half a century and more. Everyone who negotiated them will retire, the landowners will sell, and the project team's shared drive will be an archaeology site. Then a rebuild crew, a vegetation manager, or a landowner's heir asks what the agreement actually says -- and the answer had better not live in a banker's box.
